LX Properties (“we,” “us,” or “our”) operates lxproperties.com (the “Site”). This policy explains what information we collect through the Site, how we use it, and the choices you have. We are a Colorado-based residential rental company, and we take the privacy of applicants, tenants, and visitors seriously.
Information We Collect
Information you provide directly. The Site includes forms through which you may send us information:
- Contact form: your name, email address, phone number, the topic of your message, and anything you include in the message itself.
- Property inquiry form: your name, email address, phone number, your message, your preferred showing times, and the property you are asking about.
- Residential rental application: because this is a rental application, it collects more detailed information, including your name, date of birth, contact details, current and previous addresses, landlord references, employment and income information, additional occupants, pets, vehicles, personal references, rental history disclosures, an emergency contact, and your typed signature authorizing verification. We only collect this information when you choose to submit an application.
Information collected automatically. Like most websites, our hosting environment may automatically log standard technical information such as IP address, browser type, pages visited, and access times. We use this information for security and to keep the Site working properly.
Cookies. The Site uses a small number of cookies necessary for its operation (for example, remembering form progress if you use “Save and Continue Later” on the rental application). How We Use Your Information
We use the information you provide to:
- Respond to your messages and inquiries and schedule property showings;
- Process and evaluate rental applications, including verifying the information you provide and contacting the landlords, employers, and references you list, as authorized by you in the application;
- Manage tenancies, including communicating with current tenants;
- Maintain the security and functionality of the Site; and
- Comply with legal obligations that apply to us as a housing provider.
We do not sell your personal information, and we do not use it for third-party advertising.
How We Share Information
We share personal information only as needed to operate our business:
- Tenant screening. If you apply for a rental, we may use a third-party tenant screening service to obtain a consumer report as part of our screening process, as authorized in your application. Colorado applicants have the right to provide a portable tenant screening report meeting the requirements of Colorado law in place of a new screening report — contact us for details.
- Service providers. We use standard service providers to run the Site and our business, such as our website hosting provider, email provider, and form-processing software. These providers process information on our behalf.
- References you provide. By submitting an application, you authorize us to contact the landlords, employers, and references you list.
- Legal requirements. We may disclose information if required by law, court order, or to protect our legal rights, or in connection with a sale or transfer of our business or properties.
Embedded Content and Third-Party Services
Some pages embed content from third parties:
- Video tours are embedded using YouTube’s privacy-enhanced mode, which limits YouTube’s tracking until you play a video. When you play an embedded video, YouTube (Google) may collect information as described in Google’s privacy policy.
- Fonts on the Site may be served by Google Fonts, which may log technical information such as your IP address when fonts are loaded.
We link to these providers’ policies where practical, and we encourage you to review them.
Data Retention
We keep contact and inquiry messages as long as needed to respond and maintain our records. Rental application information is retained as required for our screening, fair-housing, and record-keeping obligations, and then deleted or securely destroyed. If your application is not approved or a property is no longer available, you may ask us to delete your application information, subject to records we are legally required to keep.
Security
We use reasonable administrative and technical safeguards to protect the information submitted through the Site, including secure (HTTPS) transmission. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. We intentionally do not collect Social Security numbers through the Site; if a screening report is required, you will provide sensitive identifiers directly to the screening service through its own secure process.
Your Choices and Rights
You may contact us at any time to:
- Ask what personal information we hold about you;
- Request that we correct or update your information;
- Request deletion of your information, subject to legal record-keeping requirements; or
- Withdraw a pending rental application.
Colorado residents may have additional rights under the Colorado Privacy Act depending on its applicability. We will honor applicable requests regardless of technical thresholds where we reasonably can.
Children’s Privacy
The Site is not directed to children under 13, and we do not knowingly collect personal information from them. Information about minor household members provided in a rental application is supplied by the adult applicant and used only for occupancy purposes.
Links to Other Sites
The Site may link to third-party websites (for example, a virtual tour or application portal). We are not responsible for the privacy practices of other sites and encourage you to read their policies.

We may update this policy from time to time. The “Last updated” date above reflects the most recent revision. Material changes will be posted on this page.
